Specifications for Short‑Term Leased Immovable Property (Effective 1 October 2025)

1. Properties leased on a short‑term basis must cumulatively meet the following specifications:
   (a) They are areas of primary residential use under para. 95 of Article 2 of Law 4067/2012 (A’ 79) and have natural lighting, natural ventilation, and air‑conditioning.
   (b) They have civil liability insurance covering damages or accidents that may occur.
   (c) They have a solemn declaration by a certified electrical installer, fire extinguishers, smoke detectors, residual‑current devices (or anti‑electric‑shock relays), and visible escape signage (emergency exit indications).
   (d) They have a valid rodent and disinfestation certificate, a first‑aid kit (pharmacy) with required items, and a list of emergency telephone numbers, all available in the accommodation.

2. For the purposes of verifying compliance with the specifications of paragraph 1, on‑site inspections shall be carried out in the leased space declared on the special platform of the Independent Authority for Public Revenue (AADE). These inspections may be conducted by mixed teams composed of employees of the Ministry of Tourism and AADE to concurrently verify tax obligations. At least ten (10) days’ prior notice must be given to the property manager in any appropriate manner in order for the manager to provide any information confirming fulfilment of the specifications of paragraph 1. If necessary, inspectors may request the assistance of the Hellenic Police.

3. Inspecting officials from the Ministry of Tourism shall carry their service identity card and a written inspection order issued by the competent body. The inspection order shall at least contain:
   (a) the number and date of the order;
   (b) the name of the official responsible for the inspection;
   (c) the name, address, and tax identification number (AFM) of the manager or owner of the short‑term rental property. When a mixed team including AADE employees carries out the inspection, a tax‑audit order in accordance with Article 30 of the Tax Procedure Code (Law 5104/2024, A’ 58) shall also be issued
